Most of us improve our homes primarily do that they are nice places to live in, but we are also very mindful of the fact that any changes we make have the potential to increase or decrease the value of the property. In an ideal world, we would focus on those home improvements that add value, but we don’t always know which projects will do that and which will either be neutral or detrimental to the value. That’s why I’ve put together a list of some of the improvements that will almost certainly give your home a boost in the value stakes…

Renovating Your Bathroom or Adding an Additional One

The bathroom is one of the most important rooms in the home, along with the kitchen, so it makes sense that any positive changes you can make there will increase the value of your home. Adding a new bathroom, tiles, and flooring, replacing the faucets and installing modern essentials such as extractor fans (if you haven’t already) will have a minimal cost to you, but it could add thousands of dollars to the value. If you were to build an extra bathroom, well that could double it!

Improving the Flooring

There isn’t any part of the home that isn’t affected by flooding and that means that it’s really important to the value of your home. What with it being ever present and taking up so much space, the better your flooring looks the better. If you want to add value, you could get your DIY on and sand down the old flooring before giving it a new coat of varnish, or you could pay someone to do the very same. If you have carpet, having it professionally cleaned will also help. Of course, replacing your old flooring with something fresh an new, although more expensive, could quite possibly double your home’s value providing your choose wisely and pick the kind of flooring that is attractive to the most people such as hardwood floors or tiling.

Replacing the Windows

We don’t often think very much about our windows other than to clean them and perhaps splash out for a pretty new window treatment now and again, but windows are important. They let natural light into the home for a more spacious, airy feel, and they enable us to watch the world go by outside. They, of course, also help us to keep our homes at the right temperature, so when they are old and less effective than they once were, they can make the homeless pleasant and less valuable. Renewal by Andersen replacement windows is high quality, very efficient and a surefire way to add value to your home. If you’ve had your windows for more than 20 years, you should definitely consider replacing them with newer, prettier and more effective ones.

Adding Modern Lighting

While we’re on the subject of lighting, switching yours up will really help to boost the value of your home, There are lots of excellent contemporary lighting designs that look amazing and help to make the most of any room they’re placed in. There are also some great retro pieces like Edison bulb lamps and lighting fixtures created out of old copper pipes, which really look the part too. Adding plenty of either kind, so that they light up your home and make it look even brighter will pay off should you ever decide to sell, but more importantly, they will enhance your experience of your home too!

Repainting Your Rooms

There’s nothing like a fresh coat of paint to totally transform the way your home looks and feels. It might be very inexpensive, but if you paint your home in pretty neutral colors that appeal to everyone, then you will not waste your time because your place will be more valuable than the neighbors’ which is gaudily decorated in peeling old-fashioned wallpaper, that’s for sure.

Right now, most people in this country prefer open plan living. They like to see a floor plan that offers them lots of space and endless possibilities, so if you’re thinking about knocking down a few walls to create one big open space of your own, you should undoubtedly do it. This is another home improvement that could absolutely double the value of your home if you do it right. It’s probably best to get an experienced contractor into do this though because if you try to take down the wrong wway well your home’s value could plummet…right along with your home!

The kirtchen is the heart of the home; the place where the family gather for good times, so it’s not surprising that most bbuyers flock there first upon viewing a property. That means that redecorating and renovating your kitchen is a sure-fire way to add value. If you’re on a budget, repainting the units and switching out the old faucets for new ones from eFaucets will work wonders, but if you have more money to play with, installing a brand new kitchen and appliances, maybe using lots of stone or hardwood, will make the most difference, and again could see you making a huge profit.
